CGI Window Installation: The Fort Lauderdale Owner’s Guide

CGI window installation in Fort Lauderdale typically runs $225 to $480 per window when we’re doing a straight sash or glass replacement inside an existing CGI frame, and $900 to $2,600 per opening when the full frame and buck need to come out and get reset. We keep CGI-compatible sashes, balances, weatherstripping, and laminated impact glass on our trucks, so most jobs are finished in a single visit. The way most Fort Lauderdale owners discover they have a CGI problem is not dramatic: a window that suddenly takes two hands to lift, a faint whistle on a windy afternoon off the Intracoastal, or condensation that shows up between the panes after a hard rain.

Call (754) 310-3589

The good news is that CGI built their frames to be serviceable. These are not throwaway units. A sash can be re-glazed, a balance cartridge swapped, a roller assembly replaced without tearing out the surrounding stucco or drywall. The bad news is that salt air and hurricane cycles are unforgiving on moving parts, and once a balance or roller starts to bind, the extra force homeowners apply to the crank or lift rail is exactly what bends linkage arms and cracks corner welds. We see it most often in older CGI Estate and Sentry lines, where parts are still available but not always stocked by general glass shops.

Which CGI Models This Applies To

CGI’s current Fort Lauderdale-relevant lines include the Estate Collection (their heavy aluminum impact line), the Sentry Series (mid-weight impact casements, awnings, and fixed units), and the Targa Series (their higher-design thermally broken aluminum). Each line uses different balance cartridge specifications, different sash thicknesses, and different weatherstripping profiles, and a balance from an Estate double-hung will not seat correctly in a Sentry frame. We verify the model number from the etched label in the frame channel or on the sash corner before we quote anything.

On the parts decision: CGI OEM parts are available through authorized distribution, and for warranty work we insist on OEM so the manufacturer warranty layer stays intact. Outside the warranty window, there are quality aftermarket equivalents for balances, rollers, and weatherstripping that perform as well as OEM and cost 20 to 40 percent less. Laminated impact glass, however, is a different conversation. For a CGI unit, we always spec laminated glass that meets Miami-Dade or Florida Building Code impact standards for the specific frame model. Non-impact annealed glass in an impact-rated CGI frame is a false economy and a code violation in coastal Fort Lauderdale. We will not do it.

TruePane is an independent service provider, not a CGI corporate installer. That matters because we are not obligated to sell you a full new window when a sash rebuild or balance replacement would solve the problem for a quarter of the price. We quote the repair and the replacement side by side on paper, and we let you decide.

Signs Your CGI Window Installation Is Failing

  • The sash drops when you release it. This is a failed balance cartridge or block-and-tackle assembly. On a double-hung CGI Estate, one bad balance means the other side is now carrying twice the load, which accelerates wear on the good side. This is the most common single-part failure in Fort Lauderdale homes within three miles of salt water.
  • You hear a grinding or popping sound when cranking. That’s a casement operator mechanism with stripped gears or a bent linkage arm. The cause is often years of resisting wind loads with a partially open sash, or a homeowner forcing a crank that was already bound from corrosion.
  • Condensation between the panes. The seal on the insulated glass unit has failed. In Fort Lauderdale’s humidity, a failed seal means moisture gets pulled into the air space every time the sun heats the exterior pane, and it rarely dries out. The fix is a new IGU, not a new frame.
  • The window is hard to slide or lift smoothly. Rollers on sliding doors and horizontal sliders wear flat on the bottom track side, or the track itself gets pitted from salt exposure. Replacing just the roller without dressing the track will leave you with a new roller grinding on the same rough surface, and it will fail again within a year.
  • Water stains on the interior drywall below the window. This usually means the sealant between the frame and the rough opening has failed, or the weep holes in the CGI frame are blocked with debris. Water that sits in the track channel wicks into the wall cavity, and by the time you see the stain, the sheathing has been wet for months.

Replacement Cost & What’s Included

In Fort Lauderdale, expect to pay these installed ranges for common CGI window installation work:

  • Balance cartridge replacement (per window): $225 to $380
  • Sash re-glaze with Miami-Dade laminated glass: $320 to $510 per sash
  • Casement operator and linkage replacement: $240 to $430
  • Complete frame reset (including new sealant, shims, and interior trim touch-up): $900 to $2,600 depending on opening size and stucco condition

The range depends on the CGI series, the opening size, whether we are working on the ground floor or need ladders and lift assists, and whether the existing frame reveals hidden water damage once we open the wall. We quote parts and labor separately on a written line-item estimate, and the price we quote is the price you pay unless we uncover rot, termite damage, or non-code framing that changes the scope. In that case, we stop and walk you through it before touching anything else. Every job carries our 90-Day Done Right Promise: if it is not done right, we make it right, no arguing, no fine print.

DIY or Call Us?

You can safely inspect your CGI windows with a flashlight and a piece of paper. Slide the paper between the sash and the frame to check weatherstripping contact. Look at the weep holes on the bottom track and clear them with a pipe cleaner if they are blocked. Test each window for smooth operation and listen for grinding. Those checks cost you nothing and tell us a lot before we even arrive.

What you should not attempt on a CGI impact window is replacing a balance cartridge, re-glazing a sash, or resetting a frame. These are heavy laminated-glass units under spring tension, and a balance that releases can take fingers with it. The laminated glass itself weighs nearly double what standard annealed glass weighs, and a dropped sash on an Estate double-hung can crush a hand against the sill. Frame resets also involve sealant chemistry, flashing details, and fastening patterns that Florida building inspectors review on permitted jobs. We handle this the way you would want it handled if it were your mother’s house on Las Olas: carefully, correctly, and once. Call (754) 310-3589 and we will talk through what you are seeing before we ever schedule a truck.

What Neighbors Say About TruePane Windows & Doors

★★★★

"Energy bill was the reason we called. They did not oversell - said the two worst walls of windows would do most of the work and we could stop there. Did those eight with the Low-E glass. August electric bill tells the story."

HHarold W.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

BBill T.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."
