Mr-Glass Window Installation: The Fort Lauderdale Owner’s Guide

Which Mr-Glass Models This Applies To

Mr-Glass windows turn up in Fort Lauderdale homes built from the mid-1990s through the late 2000s, most often as single-hung aluminum frames or horizontal roll-out casements. The product line was not expansive, but the units share enough hardware DNA that an experienced glazier can identify them quickly. What matters most is the corner stamp and the glass etching. Look at the spacer bar between the two panes: many Mr-Glass units in South Florida carry a small etched code on the glass surface or a stamp on the aluminum channel. That code tells us the thickness of the glass package and whether the unit was built with impact-rated glass or standard annealed.

The Mr-Glass frames are generally 2-5/8″ or 3″ aluminum channels, which matters because the replacement window has to seat into the existing surround without leaving gaps that will whistle in a summer thunderstorm. The original Mr-Glass balances are coil-type in the single-hungs and can be harder to source than the generic aftermarket versions, which is why we keep our own stock of replacements rather than waiting on a distributor’s four-week backorder. On the hardware side, many Mr-Glass casements used a specific spline size for the operator handle, and the aftermarket handles sold at big-box stores often spin free on the original shaft. Easiest fix is a direct OEM-compatible replacement, which we carry in the truck more often than not.

If the frame itself is still square and the only failure is the glass or the balance, replacement is straightforward. If the frame channels are eaten through from salt air, pitted, or the corners have pulled apart, we recommend a full-frame swap with a a quality line like PGT or CGI, or one of the other manufacturers we install, and we’ll quote both options on paper side by side before any work starts.

Signs Your Mr-Glass Window Installation Is Failing

• The sash drops when you let go, or it takes two hands to lift. This is the coil balance losing tension or snapping inside the frame. The window may still lock, but the balance is finished and the spring tension is what keeps the sash in place.
• Condensation or fog between the panes that won’t wipe away. The insulated glass seal has failed. Once the desiccant inside the spacer bar saturates, no amount of sunny weather clears it. In Fort Lauderdale humidity, a failed seal shows up faster than it would up north.
• The crank turns but the window barely moves, or it grinds half-way open. Usually the gear teeth inside the operator have stripped, or the operator arm has bent. Plastic-capped aftermarket handles can make a small problem worse by rounding the spline.
• Daylight or water stains at the bottom corner of the frame. The weep holes are clogged or the weatherstripping has compressed flat. Water that sits in the track will eventually pit the aluminum and start a corrosion problem behind the drywall.
• You can hear Las Olas traffic through a closed window as clearly as before you replaced it. That is often a sign the unit was never properly sealed at the surround, or the weatherstripping was notched wrong during the original install. Glass can only do so much when air moves around the frame.

The safest thing you can do as a homeowner is identify which part has failed, and you’ve likely already done that. Cleaning the tracks and confirming the frame is still square, those are reasonable checks. But a coil balance under tension is not something to pry out of a Mr-Glass frame on a Saturday afternoon. The springs store enough energy to cut fingers clean to the bone, and a balance released incorrectly will do real damage. Same goes for a full glass replacement: the unit is heavy, the glazing bead is brittle after two decades of Florida sun, and a dropped sash means broken glass and a bigger bill. If the failure is a stripped operator or cracked weatherstripping, the swap is straightforward for a glazier with the right parts on the truck. That is the thing: most of this job is having the correct Mr-Glass-compatible hardware on hand, not ordering a close-enough part and finding out on site it doesn’t fit.
